Building conditions in Welkom

Welkom was laid out as a planned mining town, with wide streets and many homes built between the 1950s and the 1980s. As mining has declined, much of the building work is renovation and maintenance rather than new development, along with extensions and backyard rooms in Thabong and other townships. Clay soils in parts of the area expand and shrink, and past mining has caused ground movement in places, so a site check before building or extending is sensible. Summers bring thunderstorms and hail, and winters are cold with frost. Matjhabeng Municipality approves building plans, and the surrounding farms need sheds, stores and farm housing.

Typical second hand building materials requests in the area come from:

Township homes and backyard rooms: families build backyard rooms and boundary walls with second hand bricks, doors and sheets
Homeowners: homeowners use reclaimed face bricks and old timber for braai areas, features and repairs
Smallholdings and farms: plot owners build sheds, stables and chicken runs from used sheets, poles and steel
Shops and offices: shops and restaurants use reclaimed timber and brick for rustic interior fit-outs
Warehouses and workshops: workshops buy used steel sections, roof sheets and gates for yards and storage
