Building a new house is the biggest project most families take on, so the choice of home builders matters. BuildingContractors.co.za helps you find them. Tell us about your plot, plans and budget, and we pass your request to independent house building contractors in your area, who contact you and quote directly. We don't build houses ourselves, the service is free and there is no obligation to accept a quote. Whether you are starting with a bare stand or already have approved plans, you can compare several home building contractors before you commit.

NHBRC registration and enrolment

By law, anyone building a new home in South Africa must be registered with the NHBRC (National Home Builders Registration Council) and must enrol each new house before construction starts. Enrolment gives the owner a structural warranty against major defects for a period after completion. Banks generally require enrolment before granting a building bond. Ask every builder for their NHBRC registration number and confirm it, and make sure the enrolment fee is either in the quote or clearly listed as your cost.

From plot to keys

  • Plans: drawn by an architect or draughtsman and approved by the municipality, plus estate approval where applicable
  • Soil and foundations: a geotechnical report and engineer's foundation design, important on expansive clay
  • Superstructure: brick or block walls, lintels, ring beams and roof trusses signed off by the engineer
  • Services and finishes: electrical with a COC, plumbing with a plumbing CoC, plaster, ceilings and tiling
  • Completion: municipal occupancy certificate and a snag list

Comparing house building contractors

Give each builder the same approved plans and a written finishes schedule. Quotes for a new house differ most in what they include: kitchen, built-in cupboards, sanitaryware, tiles, paving, boundary walls and connection fees. Ask whether the price is fixed or subject to escalation, and how long the build should take. Look at houses the builder has finished and speak to past clients. If you need new home builders near me, a local firm will know the council's inspection process and the soil conditions in your area.

Contracts and staged payments

Use a written building contract, such as a JBCC minor works or principal building agreement, or the bank's own format if you have a building bond. Payments should follow completed stages: foundations, wall plate, roof, and so on, checked before each payment is released. Banks pay out in stages after their own inspections, which protects you too. Keep a retention until snags are fixed, and never pay for work that hasn't been done.

Comparing quotes for home builders

The lowest price is not always the best value. When your quotes arrive, check:

  • Scope: what is included item by item, and which materials the contractor supplies.
  • Payment: a deposit and payments in stages as work is completed, never most of it upfront.
  • Time: the start date, how long the work will take and what happens if it runs late.
  • Compliance and guarantee: approvals and certificates needed for the job, and the guarantee on workmanship.

What to include in your request

  • Approved plans or a description of the house and size in m²
  • Plot address and whether it is in an estate with guidelines
  • Finishes level: basic, mid-range or high-end
  • Whether you have a building bond or pay in cash
  • Preferred start date and completion target

Frequently asked questions

Do you build houses?
No. BuildingContractors.co.za is a free quote-request service. We pass your request to independent home builders in your area, who contact you and quote directly. There is no charge for the request and no obligation to accept any quote or appoint any builder.
What is NHBRC enrolment?
Every new home must be enrolled with the National Home Builders Registration Council by a registered builder before building starts. Enrolment provides a structural warranty against major defects for a period after completion, and lenders usually require it for a building bond. Check the builder's registration before you sign.
How long does it take to build a house?
Once plans are approved, a typical single-storey house takes about five to eight months, depending on size, finishes, weather and the builder's workload. Plan approval can add several months beforehand. Larger or double-storey homes take longer. Ask each builder for a written programme.
Can I build a house without a bond?
Yes, many people build with cash in phases. You still need approved plans, NHBRC enrolment and a written contract. Without a bank inspecting the stages, it is worth paying an independent inspector or engineer to check work before you release each payment.
