Roofers fixing grey concrete roof tiles onto timber battens on a new South African house
Roofers fixing grey concrete roof tiles onto timber battens on a new South African house

A sound roof protects everything under it, and the right roofing contractors make the difference between a roof that lasts decades and one that leaks every storm. Whether you need a new roof on a house, a full re-roof, or a leak traced and fixed, BuildingContractors.co.za can help you find roofing contractors near me. We don't do roofing ourselves. Tell us about the job and we pass your request to independent roofers in your area, who quote you directly. The request is free and you are under no obligation to accept a quote.

What roofing contractors do

Roofers work on most parts of a pitched or flat roof. Typical jobs include:

  • New roofs: trusses, battens or purlins, underlay, covering, flashings and gutters
  • Re-roofing: stripping old sheets or tiles and replacing rotten timber
  • Leak repairs: flashings, valleys, ridge cappings, cracked tiles and rusted screws
  • Ceilings and insulation: often quoted with the roof on new builds
  • Gutters and downpipes: sizing, falls and replacements

Some contractors specialise in sheeting, others in tiles or thatch, so say which you have.

Sheeting or tiles

IBR and corrugated sheeting is light, quick to fix and suits low pitches, outbuildings and modern designs. Concrete and clay roof tiles are heavier, quieter in rain and hail, and need a steeper pitch and stronger timber. In coastal areas, ask for sheeting and fixings rated for the marine zone, as salt air corrodes standard coatings. On the Highveld, hail resistance matters, and in the Cape, winter rain shows up every weak flashing. Colour matters too: lighter coatings reflect more heat, and estates often set the colours you may use. Your roofer should explain how each option suits your house, the roof structure and your budget.

Regulations, trusses and sign-off

Roofs fall under the SANS 10400 National Building Regulations. On new roofs and major alterations, roof trusses should be designed by the truss supplier's engineer, who also inspects the erected trusses and signs off the roof structure. New homes also need roof insulation to meet the energy rules in SANS 10400-XA. A like-for-like repair usually needs no plans, but changing the roof shape or covering on a new structure normally forms part of an approved building plan. Ask your contractor who arranges the engineer's certificate, as you may need it for the occupancy certificate or when you sell.

Comparing roofing quotes

Ask each roofer to quote on the same scope: area in m², covering type and thickness, underlay, insulation, flashings, gutters and removal of old material. A written contract should state the deposit, payment by stages and a workmanship guarantee. Check for public liability cover and safe work at height, with scaffolding or edge protection on steep or double-storey roofs. For a leak, a good roofer will find the cause before quoting, rather than simply sealing over it. On re-roofing jobs, agree in advance how rotten timber found during stripping will be priced, so there are no surprises halfway through.

Comparing quotes for roofing contractors

The lowest price is not always the best value. When your quotes arrive, check:

  • Scope: what is included item by item, and which materials the contractor supplies.
  • Payment: a deposit and payments in stages as work is completed, never most of it upfront.
  • Time: the start date, how long the work will take and what happens if it runs late.
  • Compliance and guarantee: approvals and certificates needed for the job, and the guarantee on workmanship.

What to include in your request

  • Type of job: new roof, re-roof, leak repair or gutters
  • Approximate roof area in m², pitch and number of storeys
  • Current or preferred covering: IBR, corrugated, concrete or clay tiles
  • Photos of the roof and any leaks or ceiling stains
  • Address, access for scaffolding and when you want the work done

Frequently asked questions

Do you do roofing work yourselves?
No. BuildingContractors.co.za is a free quote-request service. We pass your request to independent roofing contractors near you, who inspect the roof if needed and quote you directly. There is no charge for the request and no obligation to accept any quote you receive.
Is it better to repair or replace a roof?
If the timber is sound and leaks come from a few flashings, cracked tiles or rusted screws, a repair is usually enough. Widespread rust, sagging or rotten timber, or repeated leaks across the roof often point to re-roofing. Ask a roofer to inspect and give you both options in writing.
Do I need plans to replace my roof?
A like-for-like replacement on an existing house usually needs no new plans, but check with your municipality. Changing the roof shape, pitch or structure, or building a new roof, normally needs approved plans and an engineer's sign-off on the trusses under SANS 10400.
How long does a new roof take?
A sheeted roof on an average house can take a few days once materials are on site, while a tiled roof with new trusses usually takes one to three weeks. Weather, access, the size of the roof and any timber repairs found during stripping all affect the time.
